As the saying goes, the only two certainties in life are death and taxes. This aptly applies to property owners as they need to pay yearly taxes on properties in Malaysia, including quit rent or cukai tanah. We share the necessary links, pointers and steps for you to pay quit rent online.
What is quit rent?
Quit rent, also known as cukai tanah in Malay, is the land tax imposed on private properties by the state governments in Malaysia. It is administered by the state’s Land and Mines Office also known as Pejabat Tanah dan Galian or PTG.
Unlike assessment which is billed half-yearly by local councils, quit rent is billed annually. Most states will require property owners to pay their quit rent by 31st May each year.
Beginning 2018, Selangor Quit rent created a new land tax to replace quit rent for strata properties, called the parcel rent. Several other major states such as Penang, Perak and Kuala Lumpur have also followed suit.
Property owners who live in Sarawak meanwhile, no longer have to pay quit rent! The state abolished all quit rent payments in 2016 – this applies for land conditioned for residential and agricultural purposes with an area of smaller than 100 acres (40.47 hectares).
What is the rate of quit rent in each state?
The amount of quit rent charged depends on the size of the property. The size is multiplied by the specified rate, which differs from state to state. Within each state, there are also different rates depending on the location and type of property.
For example, a commercial property will incur a higher quit rent compared to a residential property while quit rent for a residential property in a city will be higher than a similar-sized property in a small town.
Quit rent = Size of property X Rate
Unfortunately, the quit rent rate for a certain state is not displayed on the respective PTG websites. Property owners are advised to call up their local PTG to get obtain the latest rates.
How to check my quit rent total online?
You can check your quit rent on the online portals of a certain state’s Land and Mines Office. For example, if your property is in Kuala Lumpur, you would look for the PTGWP website. Those who own properties in Kedah meanwhile can refer to ebayaran.ptgkedah.gov.my.
Most of these portals will require specific information to check your quit rent, usually your account number or title number. If you have a previous quit rent bill, all this information is stated in the bill.
NOTE: The state of Pahang has announced that property owners have until 31 August to make their quit rent payments for 2021.
Where to pay quit rent?
Quit Rent bills can be paid at the headquarters or branches of the respective Pejabat Tanah Galian. In some states, you can also pay your quit rent at local councils, district offices, and even at post offices. Most PTGs accept online payment, either through their own portals or internet banking.
Pos Online accepts quit rent payment for Selangor, Perak, KL, Melaka, Putrajaya, Negeri Sembilan.
You can enquire about methods of payment by visiting their websites or calling the PTG hotline. Do note that their operation hours might change during the movement control orders.

How to pay quit rent online?
Paying your quit rent online is simple and convenient, especially during movement control orders when payment counters could be closed. You can pay quit rent for most PTGs through internet banking as you would your other bills. The only limitation is that each PTG allows payment through selected banks. You would have to look up the respective websites to see if your bank is on the list.
For example, payment for Selangor quit rent via online banking can only be done through Maybank and CIMB. During the payment process, just select Pejabat Tanah & Galian Selangor as the payee.
Some PTGs have their own online system to pay quit rent. For property owners in Johor, quit rent can be paid through the Johor online payment portal, onlinepayment.johor.gov.my.
What is my responsibility as a property owner?
Besides paying your property taxes, you should also:
- Notify your local council of any changes in postal address
- To notify your local council of any change in property ownership. This can be done in writing or via Form F (from Council’s office) and to provide a copy of the Memorandum of Transfer (MOT) or the Sales and Purchase Agreement.
- To check at your local council office if there is any outstanding rate, and settle it accordingly before a change of ownership takes place.
What happens if I don’t pay my quit rent?
A fine will be imposed for late payment of quit rent and you will be given a notice. If you ignore the notice and continue to default, the state can issue a warrant of arrest against you. They can take court action against you and have your land confiscated. Your property / land could also be auctioned off by the registrant auctioneer appointed by the municipal council. A 10% cost will be imposed too for payment of the warrant.
